Managing committees in Pradhikaran, Ravet and Moshi face the same dilemma: residents expect hotel-lobby security on a maintenance-budget salary. After fitting out dozens of societies across PCMC, here's the sequence we recommend — ordered by impact per rupee.
Step 1: Secure the gate before the buildings
Every unwanted incident enters through the gate. A camera covering the entry lane (angled to capture faces and number plates, not the sky) plus an automatic boom barrier does more for resident safety than ten cameras inside the premises. For visitor management, even a simple intercom or video door phone link between gate and each flat transforms how guards screen visitors.

Step 2: Cover the blind spots residents actually worry about
- Parking areas and basement ramps — the top source of society disputes; cameras here pay for themselves the first time a scratch claim is settled in one minute.
- Lift lobbies and stairwell entries on each wing, not every floor.
- Terrace access points, which are often left unlocked.
- The clubhouse, gym and play area — especially for societies with evening footfall.
Step 3: Make the system usable by the guard, not just the committee
The best camera plan fails if the night guard can't play back footage. We set up a simple monitor in the security cabin, label every camera by location, and train guards and one committee member on the mobile app. Recordings should be checked weekly — a camera that stopped working two months ago is worse than no camera, because everyone assumes it's recording.
Budgeting: what societies typically spend
Small society (1–2 wings, up to 60 flats)
Gate camera + boom barrier + 8–12 cameras covering parking and lobbies: typically ₹60,000 – ₹1,10,000, plus a modest AMC for quarterly health checks.
Large society (multiple towers)
Phased rollouts work best — gate automation first, then common areas wing by wing — so the expense spreads across financial years without special assessments.
